Letlole La Rona Breaks Ground on P250 Million Zana Junction Mall

Letlole La Rona Limited (LLR) Group through its subsidiary JTTM Properties (Pty) Ltd today marked a major milestone in Botswana’s economic diversification journey with the groundbreaking ceremony for the P250 million Zana Junction Mall in Selebi Phikwe.

The ceremony brought together Government leaders, investors, business leaders and community stakeholders to celebrate the start of Phase Two of one of the SPEDU region’s largest private sector investments.

The development marks a significant step in the regeneration of Selebi Phikwe following the closure of the BCL Mine in 2016. Once complete, Zana Junction Mall will offer approximately 14,000 square metres of modern retail space on a 7.18-hectare site, serving Selebi Phikwe and neighbouring communities with supermarkets, restaurants, financial institutions, fashion retailers and other essential services. The P250 million investment is expected to create around 200 construction jobs and approximately 800 permanent jobs once operational, making it one of the region’s largest employment creating developments.

The project has followed a carefully planned development journey. The concept originated in 2017, land was acquired in 2018, and discussions with the Selebi Phikwe Town Council began the same year. LLR Group joined the project in 2025 through its subsidiary JTTM Properties in which it holds a majority stake of 57.79 percent.  

This significant private sector led investment will be implemented through a Special Purpose Vehicle (SPV), ZANA Copperleaf which was established in 2025  as a partnership between JTTM Properties and Nickel Head (Pty) Ltd., with Phase Two (Retail Mall development) construction officially commencing on 31 July 2026.

LLR’s investment reflects its strategy of developing high quality property assets that create long term value for shareholders while contributing to Botswana’s economic growth.

Speaking at the ceremony, LLR Chief Executive Officer Ronil Besele said the project demonstrates confidence in the future of Selebi Phikwe.

“This development is an investment in people, businesses and the long-term future of Selebi Phikwe, perfectly positioning LLR Group as a responsible corporate citizen. We are proud to back a development that will create jobs, attract investment and contribute to Botswana’s economic diversification.”

The project is being delivered through ZANA Copperleaf Proprietary Limited, a special purpose vehicle established to own and develop the mall. It brings together JTTM Properties and Nickel Head Proprietary Limited under a governance structure that includes project managers, consultants, contractors, regulators, financial institutions and local authorities.

Abel Apollo Bogatsu, Chairperson of ZANA Copperleaf and JTTM Properties, said the groundbreaking marks the beginning of a new chapter for the town.

Expected to open in September 2027, Zana Junction Mall is set to become one of the largest retail developments in Selebi Phikwe and a catalyst for further investment across the SPEDU region.
